Step 1: Know what you can actually afford
Before you fall in love with a house, get honest about the numbers. On Long Island, your monthly cost isn't just the mortgage — it's property taxes (among the highest in the nation), homeowner's insurance, and possibly flood insurance depending on the area.
Talk to a mortgage lender about getting pre-approved before you start touring homes. Pre-approval tells you your price range, shows sellers you're serious, and surfaces any credit issues early — while there's still time to address them. It costs nothing and doesn't obligate you to borrow from that lender.
Step 2: Look into down payment assistance programs
This is the part most first-time buyers miss. You don't necessarily need 20% down. Several programs serve Long Island buyers specifically:
- SONYMA (State of New York Mortgage Agency): Low-interest mortgage programs for first-time buyers, plus down payment assistance options. SONYMA also offers incentives for energy-efficient new construction homes, including lower rates and assistance amounts. Check current programs at the SONYMA website — offerings change, so always confirm what's live.
- Nassau County down payment assistance: Administered through the Long Island Housing Partnership, Nassau County has offered assistance toward down payment, closing costs, and even repairs for income-eligible first-time buyers. Amounts and income limits change by funding round — check with LIHP for the current program.
- Town of Brookhaven (Suffolk County) HOME program: Eligible first-time buyers purchasing in Brookhaven have been able to receive significant assistance toward down payment and closing costs, with a requirement to live in the home as a primary residence. Applications are typically first-come, first-served until funds run out.
- Community Development Corporation of Long Island (CDCLI): CDCLI offers homebuyer education, counseling, and has partnered on down payment assistance loan products for Long Island buyers. Their HUD-approved counseling is often a requirement for other assistance programs anyway.
- VA loans: If you're active-duty military or a veteran, VA loans offer zero down payment and no private mortgage insurance — one of the best deals in home buying, full stop.
- USDA loans: For eligible rural areas, USDA-backed loans can offer zero down payment for qualifying buyers.
A "first-time buyer" generally means you haven't owned a primary residence in the last three years. Most programs have income limits and require you to complete a homebuyer education course — which is genuinely useful, not just a hoop.
Step 3: Pick the right town, not just the right house
On Long Island, the town matters as much as the house. School districts drive both home values and property taxes. Commute times to the city or your job can vary wildly. Flood zones affect insurance costs in coastal areas.
Make a short list of what matters to you — schools, commute, taxes, walkability — and tour towns, not just listings. A slightly smaller house in the right town usually beats a bigger house in the wrong one.
Step 4: Make a smart offer
In competitive areas, the offer is where deals are won and lost. That doesn't always mean offering the most money — sellers care about certainty too. A clean pre-approval, flexible closing timeline, and fewer contingencies can beat a higher number from a shaky buyer.

Step 5: Close with confidence
In New York, you'll work with a real estate attorney at closing — that's standard practice here, not optional. Get a professional home inspection before you're committed, understand every line of your closing disclosure, and don't be rushed into signing anything you haven't read.
